It’s in a very nice nieghborhood (just down the way from the president of the university), but it was built at the end of the 19th century, and has been patched together to keep from falling down each year since then. According to some of the neighbors, it used to be a crack house some time in the 80s. There isn’t a flat surface in the place. When we signed the lease, we had to agree to move in 30 days if the owner decided to tear it down and put in a parking lot. Really.

So, fixing the roof is probably a non-starter. Land included, the house has been recently appraised at less than $30K, which means that the structure is actually of negative value. I have the feeling that the owner is thinking “good money after bad.” And for a number of reasons, we aren’t looking to buy. So, ice pillars it is :).
